House buying Good or bad time?

Been waiting for this time.

Just put in a offer on a house in southern cal..

The market has been getting crushed here.

My offer is on a place was on the market for almost 200,000 more in late 06.

Am i crazy?

Has the bubble completely deflated?

I'm nervous about this one.... I'll know in a few days!!!

i doubt that it will get any better in Florida... imho it's more likely that it gets worse... the sub prime crisis situation might change or MANY people try buying and the $ for the houses will rise again.

I'm not sure if I would purchase a house in Florida. Read numerous reports about homeowner insurance, taxes and utilities killing the market in Florida

I do have a property in seattle and it's held it value. I'm going to try to hang on to it... if i can.

If i lose this bid i may sell the seattle property... feeling like i may not find a deal like this at this price.

If i was to sell the seattle property I'd have a big investment in the So cal housing market, i'd be able to step up to a property worth a million plus.

Do i want all my eggs in the so cal market?

Would it be better to buy as much house as i can in this down market and get rid of the seattle property?

I think i need to talk to a investment pro.

Anyone been in a situation like this?

Update...

what a bitch it was to get this deal done, but i sign the papers in the next few days...
Countrywide has owned this as a short sale, they agreed to my offer then they got 8 other offers higher and with more cash.. For the past month i've been getting dicked around by them, changing the terms, contingencies and money down % basically to get me out of the deal... In short buying a home in a short sale has been almost impossible but if you can get threw the BS it will pay off... Hopefully.

you could be right rjb... this one sold for 750,000 22 months ago.

I feel the fed bail out is going to help..I think things are near the bottom now in so cal or at least in LA.

I'm in for 535,000... the dicks a countywide and the agent reaping the deal says there is a offer for 617,000 on the table... Not sure what to think..
