Question about the Kentucky Derby

I am looking to go to the Kentucky Derby this year. Where is it exactly located in Kentucky? How much are tickets? Is it hard to get tickets? Are all the hotels/motels booked already? Will there be any available within 20mins of the track?

Thanks for the info and I might have a few more questions later.
