best site that has up to date play by play?

espn is the only site i know that gives play by play of non top 25 games, but they are always a few minutes behind the action. Any good ones?

yahoo has certain games ... and they get better as the season goes on.

espn realtime scoreboard is pretty great,but u need espn insider for it, and it doesnt give play by play, just the score as it is happening

si.com does a decent job from their boxscore like screen

yahoo does a good job updating on games in major conference, but EPSN (realtime is really good) covers.com sucks. if they could just figure out how to update on time it would be best as it also gives you projected over/under and spreads!
